I’m losing my mind with this one.
Single-floor house, about 80 ft end to end. I’ve got a UDR at one end, a wired UniFi AC Pro at the other, and I recently added a U7 Lite roughly in the middle because signal used to drop into the high -70s in that area.
Coverage looks great now.
Roaming does not.
If I’m watching YouTube/Facebook/whatever on my iPhone and walk from the office toward the bedrooms, the video will sometimes freeze and buffer for a couple minutes before recovering. Same thing going the other direction.
I’ve already tried:

TX power on Auto / High / Medium

different minimum RSSI values

Fast Roaming on/off

Handoff Suggestions on/off

5 GHz-only test SSID

separate non-overlapping channels on all APs
Adding the middle AP didn’t really improve the roaming at all.
Anything obvious I’m missing?
Before changing the transmit power by a factor of fourteen, I would first map the performance of these access points. Use a WiFi tester app (NetSpot). Walk the same route where the video signal is dropping and monitor the signal from each access point. You need to understand whether the old AP maintains an acceptable level, while the next AP is only slightly stronger. If all the access points overlap significantly, the phone may simply have no compelling reason to leave its current access point.
I’d stop changing settings blindly and actually look at how much those three cells overlap.
Hot take: adding the third AP may have made this worse. An 80 ft single-story house doesn’t automatically need three APs, and “green everywhere” isn’t the goal.
Temporarily shut off the U7 Lite and test with the original two. Costs $0 and tells you more than another evening of moving sliders around in UniFi.
